S. Patz & Associates provides specialized appraisal services for multifamily properties across the Mid-Atlantic region, including Maryland, Washington, D.C., Virginia, Pennsylvania, New Jersey, and Delaware. The firm brings decades of experience in valuing both market-rate and affordable housing.

Our team is highly proficient in appraising multifamily properties of all types and sizes, with extensive expertise in affordable housing programs such as HUD MAP, Section 8, LIHTC, and USDA. HUD-related appraisal work is a core area of expertise, with hundreds of assignments completed in full compliance with HUD requirements, including Sections 223(f), 221(d)(4), 231, 241, and 220.

S. Patz & Associates has also completed hundreds of HUD Rent Comparability Studies (RCS) nationwide. We have a thorough understanding of HUD Section 8 Renewal Guide RCS standards, producing rent studies that meet HUD guidelines and accurately reflect market rent levels.

The firm regularly supports LIHTC developers by providing appraisals that comply with Housing Finance Agency requirements in Pennsylvania, New Jersey, Delaware, Washington, D.C., Maryland, and Virginia. Additional appraisal assignments are completed for Fannie Mae and Freddie Mac programs, covering both market-rate and affordable housing.

In addition to valuation services, the firm offers appraisal review services, including HUD MAP Quality Control reviews and RCS reviews for state Housing Assistance Payment (HAP) contract administrators.
